Indoor Air Quality: Why Your Home's Air Matters More Than You Think
You can see a dirty floor. You cannot see the air you breathe eight hours a night. That is the problem with indoor air quality: it is invisible until it is not.

The EPA estimates that indoor air can be two to five times more polluted than outdoor air. In Southeast Texas, where homes stay sealed against the heat for months at a time, the problem compounds. Dust, pet dander, mold spores, volatile organic compounds from cleaning products, and pollen that gets tracked inside on shoes and clothes all circulate through the same ductwork, over and over.
Why Sealed Homes Trap More Pollutants
Modern construction and energy codes push for tighter building envelopes. That is good for your electricity bill. It is less good for air exchange. A well-sealed home in The Woodlands might get fresh air infiltration only when someone opens a door. The rest of the time, the air inside recirculates through the HVAC system and the ductwork. If the filtration is not adequate, pollutants accumulate rather than dilute.
This is a particular concern in Houston's northern suburbs. The combination of high outdoor humidity, long cooling seasons, and tight construction creates conditions where mold spores thrive in ductwork and on evaporator coils. You may not see mold on your walls and still have significant mold in the air handler.
The Role of Your HVAC System
Your heating and cooling system is also your primary air filtration system. Every cubic foot of air in your home passes through the return duct, across the filter, over the evaporator coil, and back out through the supply ducts multiple times per day. The filter catches particles. The coil cools the air and removes moisture. If the filter is undersized, clogged, or low-rated, particles pass through. If the coil is dirty, it becomes a surface for mold and bacteria to grow on.
Upgrading from a standard 1-inch fiberglass filter (MERV 1 to 4) to a pleated filter rated MERV 8 to 11 captures significantly more dust, pollen, and mold spores without restricting airflow enough to harm the system. Going higher than MERV 13 in a standard residential system can reduce airflow to the point where the coil freezes. Check with your HVAC technician before jumping to a hospital-grade filter.
Duct Cleaning: When It Helps
Duct cleaning is not something you need every year. But there are situations where it makes a measurable difference:
- After construction or renovation, when drywall dust and debris settle inside the ducts
- After water damage or flooding, when mold may be growing inside the duct system
- When you move into a home and do not know the maintenance history
- When visible dust or debris blows from the supply registers
- If occupants have unexplained respiratory symptoms that improve when they leave the house
Outside those situations, regular filter changes and coil cleaning do more for your air quality than duct cleaning on a schedule.
Air Purification and Filtration Systems
Whole-home air purifiers install inside the ductwork and treat the air as it passes through. UV germicidal lights sit near the evaporator coil and neutralize mold and bacteria on the coil surface. Polarized media filters use an electric charge to capture finer particles than a passive filter can. Each targets a different part of the problem.

The result is a house that feels clammy at 74 degrees.
A whole-home dehumidifier installed in the ductwork pulls moisture independent of the cooling cycle. It keeps relative humidity between 45 and 55 percent, which is comfortable for people and hostile to dust mites and mold. If your home feels humid even when the AC is running, the system may be oversized, the coil may be dirty, or the ductwork may have a leak pulling in unconditioned attic air.
